No you don’t need a real estate agent, however I would highly recommend using the services of a real estate agent. It is very important that your interests be represented by a real estate agent as the seller’s agent is only concerned with the well being of the seller, not you as the buyer. A knowledgeable real estate agent will save you time in money during the search for your home and the transaction of your home. The great thing about being a buyer is you will also not be paying your agent’s commission, the listing agent will pay your agent a portion of the commission payed by the seller.
What should I look for when choosing a real estate agent?
1. Experience in general area you are interested in purchasing a house in.
2. Personal character and trustworthiness.
What is a fixture?
A fixture is an item that is permanently attached to a house. It stays with the house when the house is sold. Knobs on the cabinets or a chandelier hanging from the ceiling would qualify as fixtures. A clothes washer and dryer would not qualify as a fixture. Interestingly a garage door opener is not attached but is still considered a fixture as it is a necessary feature of the house.
What is the Multiple Listing Service?
The Multiple Listing Service is a database of all properties for sale, sold or pending in a region maintained and organized through that particular region’s board of realtor’s. The Multiple Listing Service is a great source for searching for homes based on different specifications and neighborhoods.
When should I speak with a mortgage consultant?
As soon as possible. You will need a mortgage consultant to help you get pre-approved for a loan which will be needed in searching for houses.
What is a Realtor?
A Realtor is a person who is licensed to list and sell real estate. A Realtor is also a member of the national, state and local Board of Realtors which ensures it’s members adhere to a strict Code of Ethics. As your agent, a Realtor, has an obligation to serve your best interests while treating all other parties fairly during a real estate transaction.
